Access Statement for East Hook Farmhouse Bed and Breakfast
The Farmhouse is situated in unlit countryside. We have lights at the entrance to the front of the farmhouse and garden. There is further lighting from the side of the farmhouse, the front porch of the farmhouse and from the front and side of the cottage. The cottage is situated to the right hand side of the farmhouse.
The car park is situated from the end of the cottage and in front of the farmhouse. The car park has a level stoned surface. The car park and the tarmac area in front of the farmhouse is lit. Cars can pull up in front of the farmhouse to unload luggage then park in the car park 20 metres away from the front door.
We have two ground floor, double or twin en-suite rooms in the cottage adjacent to the farmhouse. The distance from the cottage to the front door of the farmhouse is less than 15 metres
Woodland View in the cottage (nearest the carpark) has a slight ramp to the bedroom door. Guests using this room can park within 5 metres of the bedroom door. This is double bedded room, fully carpeted, with a spacious en-suite which has a large walk in shower. The shower is fitted with a disabled on/off lever. There are two grab rails fitted within the shower. There is also a grab rail fitted either side of the toilet. This room does not have any steps.
The second ground floor bedroom in the cottage is Farm View. There is a 10cm step off the path, then a further 5 cm step going into the cottage. This is a spacious room that can be a twin bedded or a super king bedded room. This bedroom does not have any steps, the floor is fully carpeted. The en-suite has a bath with a shower fitted over the bath. The shower is fitted with a disabled on/off lever. The floor of the en-suite is tiled, without any steps.
The doorway into the farmhouse is 80cm wide stepping in onto a non slip mat and carpeted floor.
The breakfast/dining room is situated on the right handside of the groundfloor hallway. The guest lounge is on the left handside of the hallway.
The stairway is situated to the left of the hallway leading to the guest bedrooms. The stairs are of normal rise, one flight totally 10 steps with a bannister on the righthand side. This leads onto a platform then onto another flight of seven steps to the 1st floor. The stairs and landing is fully carpeted. All bedrooms are fully carpeted, there are no steps up within the two front guest bedrooms.
The one large front bedroom is called Preseli View. This can be twin bedded or super king bedded room. There is a tiny step down into this room. This is a large spacious bedroom with three windows giving it a lot of natural light. It has an en-suite with a bath and a shower over the bath. The en-suite has a tiled floor.
The other large front bedroom is East View. This is a double bedded room with two large windows giving a lot of natural light. The en-suite for this room has only a shower, which has a small step up into it. The en-suite has a grab rail by the entrance to the shower. The floor is tiled.
Our Family Suite is left off the main landing through a fire door and is situated on a separate landing. This consists of a double room, a twin/double en-suite room and a large private bathroom. There are two steps up into the double room. This room has a fire escape window. The second bedroom is a small twin or double room. There is a small step down into this room. The natural light for this room comes through two velux windows. Due to the sloping ceiling and beams it is not suitable for guests over 6’4inch tall. The en-suite for this room has a bath with a shower over the bath. It has a tiled floor. The private bathroom is a large bathroom, and was originally the main bathroom for the farmhouse. This has a large bath with a shower over the bath. The floor of this bathroom is tiled.
With all the beds we use feather pillows, duvets and throws, but we can provide an alternative on request.
